Chapter 3 - The Fraudulent Power of Attorney and the Financial Freeze

By six o’clock the following morning, Alvin was seated in a private conference room on the top floor of an historic building overlooking Johnson Square. Across the mahogany table sat Inez Vance and two of the top forensic accountants in the state.

"It’s worse than simple greed, Alvin," Inez said, sliding a thick file across the table. "Derek didn't just forge a Quitclaim Deed. Veronica’s family is deeply tied to a shell company called 'Caldwell Heritage Acquisitions.' They’ve been using your parents' pristine credit and unencumbered historic estate as collateral to fund high-risk real estate speculations in South Florida."

Alvin flipped through the pages, his jaw hardening with every line. "They took out predatory loans on a house they didn't even legally own."

"Exactly," Inez nodded. "They presented the forged Quitclaim Deed and a falsified durable power of attorney to a private hard-money lender named Marcus Kane. Kane is notorious for predatory lending. He lent them four hundred and twenty thousand dollars at twelve percent interest. Derek used that money to buy luxury cars, designer wardrobes, and host these ridiculous dinners to impress potential buyers."

"And if Kane forecloses?" Alvin asked.

"Kane’s legal team would attempt to seize the house, evict whoever is inside, and flip the land to luxury condo developers," Inez explained. "Under normal circumstances, an elderly couple without resources would be crushed under the legal fees required to fight Kane in court. Derek and Veronica knew your parents didn't have the strength to fight back, and they made sure Carmen was terrified into silence."

Alvin stood up, walking toward the grand window overlooking the historic oaks draped in Spanish moss. "How quickly can we execute the freeze on the funds I provided?"

"I executed it at midnight," Inez said with a cold, triumphant smile. "Every single bank card tied to your corporate transfers has been deactivated. The luxury lease on Derek’s Porsche has been flagged for non-payment because the direct debits were drawn from your corporate auxiliary account. Furthermore, I notified the Chatham County Registrar of Deeds that a fraudulent filing occurred on the Gaston Street property, attaching the certified Master Trust Certificate."

"What happens when Kane finds out?" Alvin asked.

"Kane’s legal team will realize their loan is secured by absolute nothingness," Inez stated. "They will demand immediate repayment of the principal, or they will come after Derek and Veronica personally with criminal fraud charges."

Alvin checked his watch. It was 8:30 AM.

"Derek and Veronica have a scheduled lunch with their private equity partners and Marcus Kane at the estate tonight at seven," Alvin said, turning back toward Inez. "They think they are closing a two-million-dollar deal to sell off the property and leave my parents with nothing."

"Are you going to shut the party down before it starts?" Inez asked.

"No," Alvin said, his eyes blazing with cold calculation. "I want every single one of their conspirators in that dining room. I want Marcus Kane sitting at that table with his contracts in hand. I want Derek to believe he’s about to become a millionaire."

Alvin buttoned his bespoke charcoal suit jacket, straightening his cuffs.

"Because when a predator thinks he's about to feast," Alvin added, "that's when he's most blind to the trap closing around his neck."
