Chapter 9 - The Sheriff, the Real Estate Mogul, and the Deed

The violent pounding rattled the glass sidelights of the front entryway.

Madison let out a terrified scream, dropping her catalog onto the floor. Diane clutched her floral robe tightly around her neck, her face turning the color of chalk.

“Eric!” Diane hissed in a panicked whisper. “Why is the police here? Did Clara call the cops on us?”

“I don’t know!” Eric yelled, his hands shaking so violently he could barely pull on his sweatpants. “Just stay back!”

Eric stumbled toward the foyer and pulled the heavy mahogany door open.

Standing on the porch were two armed, uniformed Fulton County Sheriff deputies with hands resting near their duty belts. Beside them stood Julian Vance, impeccably dressed in a tailored charcoal suit holding a thick leather legal portfolio, accompanied by two burly private security guards wearing tactical vests labeled VANCE ASSET PROTECTION. Behind them in the driveway were three large white commercial moving vans and a locksmith’s van.

“Eric Miller?” Deputy Harris asked, his voice stern, gravelly, and carrying zero tolerance for negotiation.

“Yes, I’m Eric Miller. What the hell is going on here?” Eric demanded, trying to summon his usual domineering bravado. “Who are these people? Why are there moving vans in my driveway?”

Julian Vance stepped forward, opening the leather portfolio and holding up a certified, gold-stamped court document directly in front of Eric’s face.

“Mr. Miller, my name is Julian Vance, senior legal counsel for Zurich Capital Residential Asset Fund LLC. As of 4:00 PM yesterday afternoon, this real property situated at 4420 Windermere Crest is the exclusive, unencumbered private property of Zurich Capital.”

“That’s a lie!” Eric screamed, his voice cracking into a high-pitched panic. “This is my house! My wife and I own this house! You can’t just show up here with moving vans!”

“You do not own this house, Mr. Miller,” Julian replied with cold, razor-sharp precision. “You have never owned this house. The previous sole owner, Ms. Clara Linwood, executed a full legal conveyance of title and unencumbered possession to our fund. Here is the certified deed recorded with Fulton County. Here is the certified copy of your signed prenuptial agreement waiving all marital property claims. And here is your official 48-Hour Surrender Notice, which expired precisely eight minutes ago at 7:00 AM.”

Deputy Harris took a step forward, his broad frame blocking the doorway. “Mr. Miller, you and all other occupants currently inside this structure are classified under Georgia Code 16-7-21 as unauthorized trespassers on private commercial property. You have exactly fifteen minutes to gather your immediate personal clothing and medications and vacate the premises.”

“Fifteen minutes?!” Diane shrieked, rushing to the front door, her eyes wide with unhinged fury. “Are you out of your mind? My daughter is eight months pregnant! We are not leaving this house! We have a contractor coming at eight o’clock to knock down the upstairs walls! I will sue all of you! Do you know who I am?”

Deputy Harris didn't even blink. He looked at Diane with the emotionless gaze of an officer who had seen every flavor of suburban entitlement.

“Ma’am, if you raise your voice at me again or fail to comply with a lawful order to vacate, I will place you in handcuffs for criminal trespass and disorderly conduct. Your daughter’s pregnancy does not grant you the right to occupy property owned by an international corporation. You have fourteen minutes remaining.”

“Eric! Do something!” Madison cried from the living room, bursting into hysterical tears. “My baby nursery! My crib! Where are we supposed to go?”

Eric stood in the middle of the foyer, hyperventilating. His entire world was collapsing around him like a house of cards in a hurricane.

“Wait... wait!” Eric pleaded, holding up his hands toward Julian Vance. “There’s a mistake! Clara’s my wife! She wouldn’t do this! Where is Clara? Let me talk to Clara!”

Julian looked at his wristwatch with an expression of polite amusement. “Ms. Linwood is currently at thirty-five thousand feet over the North Atlantic, en route to her permanent executive residence in London. She has severed all ties with you, Mr. Miller. Now, are you going to gather your clothes peacefully, or do I instruct the deputies to physically escort you off the property in your underwear?”
