Chapter 5 - The Secret Appraisal Behind Closed Doors

On Thursday morning, the countdown reached its final twenty-four hours.

At 9:00 AM, Diane took Madison to an all-day luxury spa retreat in Midtown Atlanta—a $1,500 pampering package that Eric had booked for them using the black card. Eric was scheduled to be on the showroom floor at the dealership until 8:00 PM.

The house was completely empty.

At 9:30 AM, a sleek black Mercedes pulled into the driveway. Nathan Cross stepped out, accompanied by Marcus Vance and a representative from the Zurich Capital holding group—a sharp, Swiss-educated attorney named Julian Vance.

I opened the front door and welcomed them inside.

“Good morning, Clara,” Nathan said, shaking my hand. “This is Julian Vance, representing Zurich Capital Residential Asset Fund.”

“A pleasure, Mrs. Miller,” Julian said with crisp European professionalism. “We have reviewed all property disclosures, title guarantees, and structural certifications. Our escrow agent has verified the receipt of the full funds. The deed transfer has been prepared for electronic filing with the Fulton County Superior Court Clerk at precisely 4:00 PM today.”

“Excellent,” I said, leading them through the foyer. “As agreed, all primary furnishings, appliances, and fixtures convey with the property. The house is completely turnkey.”

Julian looked around the expansive living room, nodding in deep satisfaction. “Our incoming corporate client is an executive director for Siemens who is relocating to Atlanta on Monday. This property matches their requirements perfectly. Our private security team and regional property management crew will arrive tomorrow morning at 7:00 AM sharp to change all locks, install digital security barriers, and secure the perimeter.”

“Are there any legal hurdles regarding the occupants currently residing on the premises?” Nathan asked, glancing at me with a professional gleam in his eyes.

I handed Julian a certified folder. “Here is the original prenuptial agreement, the recorded deed proving sole ownership, and the official 48-Hour Notice of Non-Resident Trespass and Surrender of Premises, drafted and signed by my legal counsel. Under Georgia law, non-titled guests without a valid written lease or financial tenancy interest are classified as permissive occupants whose license to occupy expires immediately upon transfer of title.”

Julian reviewed the paperwork, a faint, impressed smile touching his lips. “Your legal preparation is immaculate, Mrs. Miller. When the deed registers at 4:00 PM, Zurich Capital becomes the absolute legal owner. Any individual remaining inside the property after 7:00 AM tomorrow morning who is not authorized by our fund will be legally trespassing on private commercial-residential property.”

“And what is Zurich Capital’s policy on unauthorized trespassers?” I asked calmly.

Julian closed the folder with a sharp snap. “We deploy off-duty Fulton County Sheriff deputies to execute immediate physical removal, secure the asset, and trespass any unauthorized individuals from the premises with zero exceptions.”

“That sounds perfectly reasonable,” I replied.

We walked into my office. Nathan and Julian set up their laptops on the walnut desk. By 11:30 AM, all digital affidavits, closing statements, tax allocations, and transfer instruments were fully executed.

At 3:58 PM, Julian Vance looked up from his screen. “Escrow release confirmed. County recording confirmed. Clara, the transaction is officially complete. You have successfully sold 4420 Windermere Crest.”

My phone chimed in my pocket.

I pulled it out and opened my banking app.

Incoming Wire Transfer: +$760,000.00.

Total Consolidated Liquid Balance: $1,972,410.88.

Destination Account: Barclays Private Wealth Management – London, UK.

Status: COMPLETED / UNRESTRICTED.

I looked at the screen for a long, quiet moment.

For seven years, I had poured my heart, my money, and my soul into building a life, only to be treated like an unwelcome servant in my own home by a man whose ego far outstripped his character.

Now, with a single stroke of legal precision, the slate was wiped clean.

“Thank you, gentlemen,” I said, shaking hands with Nathan and Julian. “The property is officially yours.”

“Have a safe flight tomorrow, Clara,” Nathan said with a grin. “I believe tomorrow morning’s sunrise is going to be quite spectacular.”

“I have no doubt about that,” I said.
